When it came time to writing an offer, we were fortunate to be the Winning Offer out of 34 Total Offers. The amount of total interested offers was no surprise when the Seller remodeled the home impeccably. The property ended up Appraising for full value. This saved a substantial amount of money that allowed the Buyers to place a larger down payment resulting in a lower monthly payment. During the process, I was able to negotiate for the seller to pay part of their closing costs as well. 1 offer written and 1 accepted. Congratulations to Howard & Stephanie! They received the keys to their New Construction home 🙂 I had connected with Stephanie and she asked for my input on this community. Within days we were looking at one of the last units of this phase. It consists of 3 bedrooms and a spacious living area ~1900 square footage. The Builder planned a 4 inch air gap built in between each home to allow privacy and no common walls. Solar panels were included in the purchase price, among other features. In the early stages, I suggested Howard and Stephanie that it would be best to make a decision within 2 business days. The next day they were set and delivered the security deposit. From time of the security deposit to receiving the keys, the price of the base model (same square footage) increased 18% in a few months. The builder honored the original purchase price despite the price of lumber, materials, and labor dramatically increasing during COVID.
